Designer Property Presentations
Why Are They Needed?
Let’s start from the beginning!
How does a client differentiate a professional company from an amateur one?
Of course, it’s based on the first impressions of interacting with you or your company.
If your account doesn’t look professional, or if it’s not immediately clear that it belongs to a realtor or real estate agency, a serious client will never work with you (except for those looking to save as much as possible).
Now, let’s assume you’ve set up your account properly, and the client reaches out to you
The second component of the impression is - the presentation of objects
You can present a property in four different ways:
Option 1: The Classic Approach.
Any self-respecting company creates PDF presentations for each property (typically costing €20–50 per property and taking 2–5 days to create)
Advantages:
- Professional-looking presentations
- Builds the company’s credibility in the client’s eyes
- Includes complete property information
Disadvantages:
- You need to pay a designer for each property (even if the property isn’t sold or rented out)
- Takes several days to create
- Difficult or impossible to make changes (you’ll need to go back to the designer each time)
- Fixed contact details (or you need to ask the designer to create versions with different contact info for staff and partners)
Conclusion: A reliable and proven method, but time-consuming and costly
Option 2: The Beginner’s (Budget) Approach.
You could save money by simply sending pictures. However, this has major downsides.
Advantages:
- No resources required—you just send pictures. Even if you’ve just started working as a realtor, this method is accessible.
- no more advantages...
Disadvantages:
- Undermines your credibility (puts you on par with casual sellers posting on classified ads or garage sale groups, sending basic photos and descriptions).
- Difficult to organize—photos and descriptions are often stored separately, making it hard to find and send the right information.
- Limits your ability to freely share presentations with potential leads. You’ll hesitate to send materials unless you’re sure the client is interested because it takes time to assemble each one.
- Lack of comprehensive information. You either write a short description and get bombarded with follow-up questions or provide too much information, making it overwhelming.
Conclusion: This approach is ideal for beginner freelance realtors experimenting with the profession. However, it mainly attracts budget-conscious clients or friends who already trust you. This is not a sustainable business model.
Option 3: The “Engineer’s” Method))
Using tools like Google Drive or Yandex Disk. This approach is “engineer-like” because these tools are designed for internal collaboration among professionals, not for client presentations
...but not as a final presentation for the client.
It's unclear who came up with this - it's obvious that they're not familiar with marketing. In this form, only a specialist, and even then one with experience and explanations from colleagues, could form an understanding of the object.
The icing on the cake is, for example, sending a Google Draw with a description in Turkish to a Russian-speaking client (the pinnacle of anti-marketing sadism towards the customer)
Advantages:
- Complete information can be shared
- Easy to send via a link
Минусы:
- Unprofessional and unattractive
- Difficult to control visibility settings
- Data received from developers cannot be easily edited
- Risk of accidentally sharing full access to sensitive data (e.g., developer contacts or your commissions)
- Hard for clients to understand or process the information
Conclusion: This method only works in markets with little competition. It’s more suitable for developers who don’t want to handle sales themselves
Potential clients: Technically-minded individuals, budget-conscious clients, professional investors analyzing numerous options, other realtors who will turn the material into a proper presentation and resell it at a higher price.
